Villa Privata
Province of Milan
2021
Renovation work, with extension and energy upgrading of a 1970s single-family villa.
PROJECT
The renovation project stemmed from a series of requirements set by the client and developed during the design phase, with the goal of giving the entire architecture a more contemporary and elegant appearance. While preserving and respecting the original architectural concept, the facades have been modernized with new finishes and colors. The design follows a horizontal band system: the lower section features a porcelain stoneware cladding that emphasizes the base, while the upper section incorporates plaster in two different shades (gray for the ground floor and white for the first floor), separated by a canopy that creates a shading system on the main facade. A distinctive feature of the project is the interplay of pitched roofs, interwoven to create a dynamic facade, setting it apart from the traditional houses in the neighborhood. Finally, a key element that shapes the new facade profile is the integration of greenery. Designed to be lush and abundant, it not only enriches the aesthetic but also enhances privacy at the entrance of the residence.
ENERGY DATA
The operation was carried out by taking advantage of various building incentives, including the Superbonus 110%, the Facade Bonus with a 90% tax deduction, and the Renovation Bonus at 50%. Specifically, this involves energy efficiency improvements through the installation of thermal insulation, in response to the need for a low-emission home with reduced energy consumption. The new heating and cooling systems, as well as the hot water production, are all heat pump-based, partially powered by a photovoltaic system on the roof. The system is completed by a mechanical ventilation system with a heat recovery unit. Summary of the energy requalification intervention: Global non-renewable performance index (EPgl, nren): -94.74%
